Real estate busy season is officially here, and whether you’re thinking about entering the market as a buyer or seller, going in prepared can make all the difference! Here’s a quick survival kit to keep things smooth, organized, and stress-free as possible.
• FOR BUYERS •
☑️ PEN + NOTEBOOK: A designated space to track your thoughts, likes/dislikes, dimensions, etc. is so helpful in keeping everything straight, especially when you’re looking at several different homes.
☑️ LASER MEASURE TOOL: So much easier than a tape measure for room dimensions.
☑️ GOOD SHOES: Wear walking shoes to showings so you can get a good look around the yard or acreage.
☑️ WATER: Stay hydrated during long days of showings. Get a big cup of ice water or chilled bottled water — you’ll need it out here in the Texas summer!
☑️ PHONE: A reliable navigation app is essential to finding your future home (literally!) and you’ll need email to sign offers/contract docs on the go.
• FOR SELLERS •
☑️ PROPERTY RECORDS: Gather documents early (buyers WILL ask!). Plus we’ll need them for the listing.
☑️ SHOWINGTIME APP: Have this installed on your phone – it’ll be used for managing your showing requests.
☑️ KEYS/OPENERS: Ensure full and easy access for buyers. You’ll want them to see all your property has to offer.
☑️ CLEANING SUPPLIES: Quick spruce-ups before showings go a long way. Have an all purpose spray, magic eraser, lint roller, or vacuum/mop handy.
☑️ TOOLKIT: Tackle last minute fixes. Buyers love to see good maintenance.
☑️ LEASH/CARRIER: Keep these ready for quick getaways with pets for last-minute showings.
☑️ PHONE NOTIFICATIONS ON: For updates/questions from your agent and digitally signing offers.
And remember: you don’t have to do it alone. A great agent can support you through the hard parts and help make things easier for you every step of the way. Don’t be afraid to reach out if you’re ready to get started!
